Job Details

Your new company
Somerset Council is a unitary authority, governing the district of Somerset in the Southwest of England. A dynamic vision puts the people of Somerset at the heart of what we do, a council who will be there for residents whenever needed. As a newly formed council, there is opportunity to harness it by bringing together experience, expertise, assets, and networks from five predecessor councils, creating a stronger position to advocate for Somerset on regional, national, and international platforms.

This is your opportunity to help build a fairer, greener, resilient, more flourishing Somerset.

Your new role
You will join an experienced commercial investment team at Somerset Council who are responsible for the strategic management of over 100 tenants occupying properties which generate over £20m of rental income. As an Estates Surveyor in this role, you will assist with the negotiation and management of lease events, service charges, and rent reviews, whilst working in partnership with managing agents to negotiate effective terms.
As part of your role, you will work within your team to assist in delivering strategic outcomes for the council - this will also include the opportunity to input into property disposal and sale activity where this activity is aligned with the council's ambitions.
You will also:

  • Help to ensure compliance with all relevant legislation, policy, and professional codes of conduct.
  • Input in the analysis of technical information to help develop commercial judgements and to enable the effective provision of advice.
  • Maintain effective case management systems and lease data to ensure asset records are continuously up-to-date.
  • Effectively manage and liaise with external stakeholders, for example managing agents, tenants and other external advisors and stakeholders with interest.

What you'll need to succeed
To succeed in this position, you should meet the following criteria as best possible. Please schedule an exploratory conversation to discuss or gain clarity where required:

  • A relevant, professionally recognised qualification. This could include full membership of the Royal Institute of Chartered Surveyors, or you could be working towards achieving this membership using a degree or equivalent level qualification.
  • Experience of working with and influencing stakeholders and partners.
  • Exposure to a range of property management requirements, including matters relating to rents, leases, and service charges.
  • Excellent IT skills, including the ability to use a full suite of Microsoft Office programmes, including Excel.

You will need to be comfortable working autonomously where required, as well as within a team environment, meeting regularly in Somerset-based offices.

What you'll get in return
A role with Somerset Council will offer a wide range of career-enhancing and personal employment benefits.

  • Opportunity to access market leading training and support from chartered property professionals, which can include assistance with APC or professional development.
  • Access to the LGPS pension scheme - https://www.lgpsmember.org/
  • A formal flexible working arrangement, which includes the opportunity to focus on key role deliverables in a way which works for you and your family.
  • Hybrid working - the opportunity to work from home, combined with joining the team in Somerset.
  • Annual leave entitlement of 30 days per year + bank holidays.
  • Salary of £43,186.
  • 24-month initial fixed term employment contract.
