Your new role
As Asset Manager, you will lead on developing the housing associations policies, standards and specifications for their homes, and on the strategic delivery of the Asset Management Strategy, through identifying programmes of work for Decent Homes compliance, Related Assets and Neighbourhood Improvements. You will work with the Head of Assets and Building Safety to develop future goals, aspirations and ways of working.
You will engage, lead and work collaboratively across the business to gather information and views enabling the data driven development of Neighbourhood and Estate Plans to assist in business planning, financial forecasting and developing asset and business intelligence.
You will be responsible for assessing the financial and social long-term viability of their homes through the ASAP Sustainability Model and will prepare reports to Senior Managers and the Executive Management Team about impacts and options relating to our stock, including options for retention, investment, regeneration, or disposal. You will promote a data driven culture within the Directorate and wider business.
You will work closely with the Sustainability Manager to plan domestic retrofit programmes to suitable homes.
You will be responsible for decisions about adaptations and customer improvements within
homes and will ensure that all claims for Disrepair are consulted, assessed and defended or actioned in-line with regulatory requirements.
You will lead the initial stages of the Section 20 Leasehold Consultation Process from inception to formal consultation.
Key accountabilities:
1. To plan and deliver the Asset Management Strategy Plan, through the provision of suitable policies, procedures and plans, to ensure that all homes continue to achieve the Homes Standard in perpetuity and provide regular financial and performance reports to communicate progress.
To lead on the development and updating of future Asset Management Strategy in-line with service requirements.
You will be responsible for developing and maintaining the Keystone Asset Management (KAM module) and Keystone Asbestos Register (KAR module). You will be responsible for accurate forecasting through ensuring high data quality standards.
2. To undertake robust analysis and appraisal of the long-term commercial social and environmental viability of our homes and assets, including shops, garages and land, through our Strategic Asset Performance model and reporting findings and suggested actions in-line with policies and corporate objectives.
3. To undertake option appraisal and viability assessments of our worst performing and high-cost stock prior to investment, ensuring that all options are considered including retention, investment, regeneration, and disposal.
4. To liaise and collaborate with colleagues across the business; procuring the latest business intelligence from both external and internal sources, to continuously update and refresh the datasets within the Strategic Asset Performance model.
5.To develop annual programmes of improvement and cyclical works to achieve legislative and corporate plan requirements, and will be responsible for developing, updating and maintaining a 30/10- & 5-year asset improvement plan to support the Financial Plan.
6. To collaborate with the Head of Neighbourhoods and develop and continuously maintain Neighbourhood Plans that are driven from robust business intelligence and provide evidence-based option appraisals.
7. You will be responsible for the development and delivery of the Adaptations Policy and the Alterations and Improvements Policy. You will manage all customer requests for Adaptions and Alterations, providing a 'customer first focussed' approach for all enquiries.
8. To successfully resolve Disrepair cases through effective management and consultation with legal expertise. To ensure that all claims for Disrepair are consulted, assessed and defended or actioned in-line with regulatory requirements.
9. To be responsible for managing facilities and equipment owned and/or rented for the operation of the business and ensuring that they are safe and well maintained for use.
10. To consult, collaborate and liaise with external partners and stakeholders when undertaking complex improvement/regeneration projects.
11. To be accountable for effective and early liaison with stakeholders when planning works that will require a Section 20 Notice and being accountable for ensuring that all requirements of the legislation are complied with from 'Notice of Intention' through to 'Statement of Estimates'.
12. To manage, update and look to continuously improve the Asbestos Register and Management Plan and act as the Duty Holder for all assets under the housing association's management.
13. To be a proactive member of the team; continually seeking to improve outcomes and develop your own skills and the performance of the team. You will seek to improve processes and ensure value for money.
14. To ensure that Health, Wellbeing and Safety policies and procedures are embedded and adhered to, to deliver effective and safe services and operations.
15. To promote Equality, Diversity and Inclusion and ensure you and colleagues work in accordance with the legislative and regulatory requirements at all times.
16. To ensure that data is collected, safely and appropriately managed, reported accurately and produced in a timely fashion to aid sound decision making and that appropriate procedures, systems and processes are in place to ensure data quality and security.

What you'll need to succeed
You will have a BSc in Building Surveying or will have an equivalent property related qualification
You will have experience working within asset management within social housing
You will be able to provide a cv demonstrating relevant experience

What you'll get in return
£45,965 per annum increasing to £51,072 per annum following completion of the probationary period Flexible working hours
Hybrid working- 4 office visits per month
26 days holiday plus bank holidays, increasing by 1 each year of service up to a maximum of 31 days plus bank holidays
10% employer pension contributions
