Your new company
This client is a well established Housing Association based in West Kent. They manage over 8000 homes across the Kent and South East region and build around 300 new homes a year.

This role is within the Development and Sales team, you will sit within in a team of 6 people and work with well established members of the team. I have made numerous placements with this organisation for similar roles and always had great feedback from the candidates about the way they treat their staff. This role is to help them achieve their goal of getting to 10,000 + homes in the next few years.

Your new role

Responsibilities

  • Project manage a range of new build development projects through the project life cycle (Concept to Benefit Realisation).
  • Contribute to the overall department annual target of new homes handed over each financial year.
  • Identify and manage risks, escalating concerns where appropriate, to ensure problems are resolved in a timely and cost-effective way (internally and externally).
  • Work with internal and external parties to ensure high quality is achieved throughout the build process and at point of handover. Working alongside internal Clerk of Works, Senior Surveyors and the rest of the department as external EA and Clerk of Works to ensure standards are reached or excelled.
  • Maintain an overview and overall awareness of commercial pressures whilst delivering against the projects critical path
  • Ensure snagging and defects are reduced and minimised as far as possible through proactive management of the construction phases.
  • Have the experience to understand and apply the contracts including programme and timeframe management and report internally when risks arise.
  • Provide accurate and detailed reports with analysis to facilitate business decision making
  • Comply with all current legislation, polices, standards, procedures and standing orders
  • Ability to interpret the financial forecasting and construction programme provided by contractors/developers and be able to model and communicate the financial impact to our finance and treasury department.
  • Generate project reviews to capture lessons learnt and recommendations for continual improvement.
  • Build successful, collaborative relationships with all partners, consultants and stakeholders in order to deliver the projects
  • Maximise use of the development software and systems to work effectively and efficiently, including administering the Home England Investment Management System
  • Undertake line management of project manager post or quality inspector post if applicable


What you'll need to succeed
In order to be considered for this role, you will need to have the following:

  • Experience of delivering development projects on time and to budget
  • Experience and knowledge of project management methodologies
  • Detailed working knowledge of the housing development process
  • Ability to collaborate with others and build successful relationships to achieve positive outcomes
  • Ability to generate new business opportunities
  • Ability to explore alternative forms of income generation
  • Experience of writing accurate and detailed reports for internal approvals
  • Ability to build and maintain successful, collaborative relationships with all partners, consultants and stakeholders
  • Proven negotiation and influencing skills
  • Ability to explore alternative forms of income generation
  • Proficiency in Microsoft packages including Excel, HE IMS and Pamwin (or equivalent development software).
  • Preferable to have a professional qualification in a construction/housing/project management related field or educated to degree level, or to have equivalent experience
  • The role will require you to drive, have access to a car and business insurance to travel to sites
