Job Details

We have been instructed exclusively on a client-side role that is arguably one of the best BS opportunities we have had the pleasure of working on over the last decade.  Our client is an award winning investment trust that invest in properties throughout the UK across mixed assets classes.
 
The aim of this role is to support the Asset Management team on the management of the portfolio, including delivery of refurbishments, sustainability initiatives, occupier building issues and general day to day building surveying matters.  To finally bring their building surveying function in-house means that the successful incumbent will have the autonomy to control the management of the portfolio whilst working very closely with the current outsourced consultancies. They will be expected to take responsibility on selected projects whilst managing 80% of the additional work.
 
Tasks will include building inspections, acquisition surveys, dilapidations inspections and negotiations, provision of budget costs, contract administration, ensuring CDM compliance for all maintenance and refurbishment projects, preparing schedules of condition, signing off applications for Licences to Alter and dealing with day-to-day issues across the portfolio including the oversight of works being arranged via our managing agents.
 
The role includes:
 

- Working with the Asset Managers and Head of Occupier Services to identify, specify and cost refurbishment works using external architects and building surveying consultants.
- To oversee projects from start to finish and to ensure the delivered product meets expectations, is on time and budget and all Health & Safety requirements are met.
- To review, negotiate and arrange signature of all Building Contracts
- To work with the wider team on sustainability matters, including our pathway to net carbon zero, implementing our refurbishment guidelines, ensuring MEES compliance, being responsible for our EPC database and building benchmarking e.g. BREEAM.
- To help identify and implement physical improvements in respect of sustainability to improve property EPC ratings and environmental credentials.
- To pick up any occupier building related queries, working with the Head of Occupier Services and external property managers to ensure quick resolution.
- To undertake to do interim and terminal schedules of dilapidations if appropriate or instruct external consultants to do the same keeping records on ongoing claims.
- To Chair regular meetings with external building surveyors and keep records of all ongoing work.
- Ensure appropriate PPMs are in place across the properties we have direct control of and that they are being adhered to.
- To sit on the Health & Safety committee and take ownership of all building fabric related issues.
- Generate your own workload by inspecting the property portfolio, identifying any defects/issues, and ensuring the property manager is delivering as per their contract.
- Advise and guide colleagues on all relevant building surveying matters and best practice.
- Develop relevant knowledge and skills through regular CPD activities and maintain an up-to-date awareness of all legislation affecting the technical aspects of building surveying, sharing knowledge and information where appropriate
- This is indicative of the role, however, there will be other duties and responsibilities that you may be required to undertake from time to time.
