Operations Project Manager

London / Across the UK

 

Role Overview

To own and deliver a programme of minor works across all our retirement villages around the UK. This includes service charge funded cyclical works, apartment refurbishments and other ad-hoc projects. To appoint and performance manage a framework of contractors and consultants to deliver outstanding services. To provide technical expertise and innovation to ensure the programme of works is appropriate and delivers best value for residents and RV. Overall, the role will ensure that our villages are beautiful, safe places for our residents to live as part of vibrant communities.

 

To support the ambition and operation of RVG, you are an individual who is self-sufficient, driven and capable of delivering outstanding projects with the constraints of working on operational villages.

Key Responsibilities

Framework contractors

- To lead the appointment and management of external technical and construction related consultants.
- To appoint and manage construction related contractors and suppliers.
- To negotiate with consultants and contractors in respect of standard T`s and C`s, warranties etc for all contract documentation.
- To work in conjunction and consultation with the development team to leverage in-house expertise, economies of scale and best practice.
- To give direction to consultants and contractors on RV`s ambition for exemplar delivery of projects.
- To actively performance manage all third parties to ensure the highest standards.

Programme management

- To produce and own a programme of works for all villages across the UK. This should includes all service chargeable cyclical works, apartment refurbishment and other ad-hoc projects.
- To socialise and constantly update the programme following engagement with onsite teams, residents and RV central teams; operations, development, sales and finance.
- To ensure the programme balances the needs of all parties so that RV property assets are maintained appropriately and to a high standard.
- To provide all necessary information to onsite teams, to enable effective and timely communication with residents.

Project management

- To deliver projects within the programme plan, ensuring adequate requirements for health and safety, cost, quality and duration.
- To manage the pre-construction processes for all projects.
- To review, assess and advise on design development through all the stages of the project to optimise efficiency in buildability, cost and programming to achieve best value.
- To satisfy onsite teams and residents with ample and appropriate levels of communication at all times.
- To support and deliver key aspects of the sustainability strategy that relate to the role, such as decarbonisation/energy saving, social and biodiversity targets.

Compliance and controls

- In conjunction with the Development and Operations teams, to produce internal standard procedures.
- To adhere to all regulatory compliance where related to all construction matters.
- In conjunction with the Development and Operations teams, to create a standard product type/employer`s requirement documentation for the project types. To continually update and review as best practice, innovation and regulation evolves.
- To produce monthly reports for senior management in liaison with other teams as required to track project delivery and execution against the agree programme.
- To manage risk registers, including regular review of projects and implement any actions arising.

- Ability to owe and manage a programme of works.
- Ability to procure framework contractors & consultants.
- Track record of delivering projects within a residential setting.
- Experience to interact with colleagues across the business to drive best financial performance from each project and the programme overall.
- Experience running an external team of consultants and contractors as part of a framework agreement to manage effectively when under pressure.
