MRICS Property Management Surveyor job, Surrey based Commercial Chartered Surveyors, £45-50K salary + benefits

Your new company is and independent chartered surveying practice based in West Surrey with a client base across Surrey, Sussex, Berkshire and Hampshire predominantly and across the South East of England. Established nearly 70 years ago and still trading strongly decades later, this company has proven it's self as a very stable business.

This organisation's core business areas are surveying and property management, with separate residential and commercial teams providing specialist advice and support to clients. Following the departure of a chartered surveyor due to childcare requirements, the company is now looking for someone to step into the role, maintain current client relationships and make the role their own.

Your new role
Your new role will be working as a chartered commercial property management surveyor, joining the existing surveyors in the commercial department dealing with the management of a diverse commercial property portfolio.

Duties will include the following:

• Liaise with landlords and tenants in all aspects of property management
• Carry out property management inspections
• Manage service charges with associated budget/reconciliations
• Deal with landlord consents and agreement of licences for subletting, assignments or alterations
• Lease renewals and rent reviews
• Maintenance of landlord's statutory obligations (gas safety inspections, H&S and FRAs etc.
• Other key areas of work including updating property databases, assisting with the disposal of properties and appointing and managing 3rd party solicitors and contractors

What you'll need to succeed
You must be MRICS qualified with 2-5 years PQE and ideally also be an RICS Registered Valuer.
You will need recent, substantial experience in commercial property management, preferably in a largely management focused role, including experience of appointing third party professionals such as solicitors, contractors and consultants.

Service charge management will be an essential part of this position so prior experience and strong knowledge in the field is crucial.

Personal characteristics required will include excellent communication both verbally and in writing, with the ability to build strong relationships. You will also need to be a well organised, proactive professional who can think on your feet and prioritise workloads effectively.

This role will require travel and therefore a valid UK driver's license is a necessity for the job.

What you'll get in return
In return you will most importantly receive an annual salary of £45-50K with a car allowance of £3K provided in addition.

You will be entitled to 30 days of annual leave per annum inclusive of bank holidays, and your working hours will be from 08.30 - 17.30 Monday to Friday.

You will be auto-enrolled to a company pension but can decide to opt out if preferable, and you will be entitled to claim expenses for business mileage at 25p per mile.
