Chartered Residential Building Surveyor needed for a friendly, expanding company. Must have experience of RICS Level 2 Homebuyers and Level 3 Building Surveys. Must have at least AssocRICS. 

Family friendly hours, realistic workload, sensible travel distances and scheduling. £35,000pa to start for Assoc RICS for a minimum of 5 surveys a week. Regular bonuses available. 

No limits on progression, we believe in training people up and promoting from within.

MCABE or MCIOB if also AssocRICS or MRICS will start on £42,000 plus bonuses. 

Must have a car, 45p per mile paid as standard.

Must be computer literate and be able to use a tablet, ideally have experience of GoReport but not essential. Equipment and Tablet provided.

Lotus Surveyors Ltd is a small and friendly team. We find our clients like the rapid turn around on reports, the time to ask questions from surveyors and that we handle all the access requirements for them. Selling a house is a stressful time as it is and we try to make one part of the process a bit more friendly and jargon free. This goes for the homeowners of the properties we survey. We come with a smile and friendly disposition to put people at ease.

Our expertise in many types of surveying means we bring a bit more to the table than most. Don’t worry if you haven’t done other types of surveying, we will help you expand your knowledge. We like to be a one stop shop for our clients providing advice on the likelihood of that garage conversion being Building Regs Compliant and how to put it right if it isn’t. We do not like the attitude to refer people to 10 other professionals in our reports. If you are a professional then answer the question.

We set a realistic work load of 5 to 6 surveys a week as a minimum so that you have time to write quality reports and answer client queries. Additional surveys done during the week will be paid as bonuses. However, we will never overload you and don’t think you should overload yourself as it unrealistic to try and do 15 surveys a week as there just will not be the time to write reports and talk to clients.

We are family friendly and can ensure that appointments are made after school run etc. Or if you want to work a certain pattern of survey and write up days, we can work with that.

If it sounds too good to be true that you can choose which days you work and which days you stay home and write up then welcome to Lotus Surveyors. We work differently. We don’t have loads of office staff, expensive headquarter offices or the latest flash cars and phones. Which means we can offer a better work life balance and still pay a fair rate.

Bonuses are paid for every survey over the minimum set for the week averaged over the month. This will be an average of 5 or 6 surveys and reports depending on complexity. Averages taken over a month. For example, 6 x 2-bedroom bungalows are less demanding than 5 x 4-bedroom detached houses. Bonus scheme will be explained fully at interview.

Person Specification

Must have AssocRICS as a minimum to start. £35,000 to start for AssocRICS alone.

MRICS, MCIOB or CABE (provided you also have AssocRICS) will start on a minimum of £42,000 for 6 surveys a week. Additional surveys paid as bonuses on a monthly basis. We will consider part time pro-rata.

Must be able to work on own initiative and be client friendly.

Ideally you will have worked in more than one area of construction for example in Building Control, Clerk of Works or Insurance Surveyor. Happy to provide training for the right candidate for those switching over for the first time to Residential Homebuying Surveying.

Must be comfortable with lone working, we will check in regularly during the day just to ensure your safety.

Must be able to work Covid Safe.

Must be able to carry and climb ladders and enter loft hatches where safe to do so.

Job Description

Carrying out RICS Level 2 Homebuyers and Level 3 Building Surveys on residential properties.

Writing up reports on GoReport to a high standard. (Training provided where necessary)

Travel to and from sites which may involve key pick-ups from Estate Agents.

Answering client queries about survey reports.

Surveys will involve using ladders to enter loft spaces where safe to do so and lone working.
