Major works - Housing Project manager - Inside IR35 - £350-400 per day

Your new company
On behalf of our client, a public sector organisation in Central London, Hays Property & Surveying are currently seeking 2 Major Works Project Managers.

Your new role

The Major Refurbishment Programme:
* The current approved budget is £57.8m
* The programme has been divided into 4/5 discreet projects based on block type and complexity of works.
* The projects are at outline design stage and procurement of Consultants (Technical Team) for services 2 to 7 of the RIBA is planned for April 2020, following an OJEU process.
* Leaseholder Consultation has commenced for procurement of Consultants.
* Commencement on site is anticipated from spring 2021.

Your duties will be:

* Work with the Programme Manager to complete fee tender documents for procurement of the Technical Teams (Multi-disciplinary Consultants, Principal designer, M & E, FRA advisors)
* Direct, manage and monitor the Technical team/s to ensure the scope of works/ specification/s meet with the Client brief and resident priorities.
* Lead design team meetings ensuring attendance and coordination of the Technical teams, Principal Designer, M & E etc.
* Work with the procurement team in the selection/procurement of Consultants & Contractors through OJEU.
* Monitor Contractors performance, attend meetings and ensure issues are resolved satisfactorily.
* Manage and monitor projects to programme, budget and quality.
* Provide regular reports/ updates to the Programme Manager.
* Attend resident/ leaseholder / board meetings (anticipated to be extensive and sensitive)
* Direct / Manage RLOs and COWS working on projects.
* Ensure consultation is being undertaken throughout the development of the scheme and provide clear written information at relevant stages.
* Instigate Leaseholder Statutory Consultation and ensure accurate and clear information is provided to facilitate this.
* Investigate and respond to resident/ leaseholder and member enquires / issues.

What you'll need to succeed
* Experience in delivering major works from inception to completion in a Local Authority Environment to budgets in excess of £10m.
* Experience in delivering projects to time, budget, quality and high resident satisfaction.
* Experience in resident and leaseholder engagement and in particular Statutory Leaseholder Consultation.
* Experience in managing and monitoring Consultants and Contractors.
* Ability to work with minimum direction and manage individual workload.
* Ability to communicate at all levels across a variety of audiences.
* Ability to write reports.
