Your new employer is the UK's leading Charity retailer. With 750 stores UK wide, the retail arm of this organisation creates £30m towards research and support for those battling serious health problems.

In addition to their retail portfolio, the organisation's operational estate is a crucial part of supporting retail and operations across the charity and therefore they need a strong, competent team of surveyors to management.

The organisation are now looking for a chartered commercial property surveyor to join their estates team to maximise the financial and strategic elements of the portfolio, covering retail, office, warehouse and residential property throughout the UK.


Your new role
Reporting to the Head of Estates, with two surveyors reporting directly to you, your role will involve a range of work including rent reviews, lease renewals, Landlord and tenant matters, property acquisitions, identifying sites and negotiating heads of terms.

Key responsibilities include:

Managing rent reviews across retail portfolio, to include preparation of budgets annually, managing the accruals and liaising with the Finance Department on a quarterly basis instructing and managing external agents to negotiate reviews to conclusion and reporting to the business

Managing the organisation's storage and warehouse portfolio (primarily industrial properties) from site finding, to agreeing heads of terms, instructing and acting upon the pre purchase survey, instructing solicitors and taking the process through to legal completion.

Managing the organisation's office portfolio to include acquisition, professional work and advising the Field teams

Update and maintain accurate records on the Property Database and run reports as necessary, assisting the implementation of the new Property Management Database and assisting with new processes

Manage commercial sublet portfolio including demand and recovery of the quarter's rent, and monitoring and managing external residential agents in relation to residential sublet portfolio ensuring best practice and cost control


What you'll need to succeed

In order to succeed in this role you will need to have a minimum of a degree level qualification in real estate or surveying, and you will ideally be a full member of the RICS.

The ideal candidate for this role will have experience working directly for, or on behalf of a retailer, with knowledge across landlord & tenant matters, rent reviews, acquisitions and lease renewals, however any experience in retail property is beneficial.

You will need to be able to effectively manage and coordinate teams, namely estates surveyors, utility surveyors and external consultants, prior experience managing a team will be a bonus.

You will ideally live within an hour's drive from the office as this is a full-time office based role where you will be on-hand to answer queries from team members.

You will need a good knowledge of the 1954 Landlord & Tenant Act and a good understanding of the methods of valuation to include retail zoning.

You will be highly organised and able to effectively manage a property database, as well as managing changes within the department in relation to systems.

You will need a fully valid UK driver's license and access to a vehicle as there will be a degree of travelling to sites for your job.


What you'll get in return
In return for your hard work you will receive a competitive salary, bench-marked at £50-55K per annum.
