Manage a team of capital works project managers and provide strategic direction for the department.

Your new company
Based in North London this public-sector organisation is currently looking to recruit a Head of Estates Improvement on an ongoing interim basis. The department / directorate manages all Capital Work programmes up to the value of £500k managing their corporate properties. These include Schools, Libraries, Leisure Centres etc. The existing teams within the department manage both maintenance and small new build projects. Offices are based in a very commutable location with excellent transport links for both buses and trains. A local shopping centre a short walk from the office and a wealth of restaurants specialising in foods from all over the world, making this a very vibrant place to work.

Your new role
As the head you will be responsible for the team that delivers Capital Works Projects up to the value of £500k. The team delivers primarily maintenance-based projects for all the corporate assets owned by the organisation, within this team they also manage small new build schemes. The team has specialist mechanical and electrical engineers, building surveyors and FM and maintenance specialists. You will be responsible for this team.

You will manage the operational aspects of project delivery and also be responsible for implementing a strategic plan to improve the overall efficiency of the team and department. Responsibilities will include but not limited to:

  • Putting in place a strategy for monitoring and managing the condition, suitability and performance of building assets, identifying when capital works will be needed.
  • To put in place appropriate project and programme management disciplines, aligned to RIBA, to ensure that minor works and projects are subject to robust and appropriate approval processes at each stage, and projects are properly managed and closed down.
  • To undertake longer-term planning of Capital budget, need to develop business cases and bids for capital funding for the programme.

What you'll need to succeed
As the successful candidate you must be able to demonstrate your ability to manage large teams within a construction or maintenance environment. You must have experience of client side delivery and management of Capital Works projects.

In addition, you will need to have experience of dealing with both internal and external stakeholders, dealing with multiple work streams and a history of delivering projects on time and to budget. The organisation is also looking for you to demonstrate your strategic knowledge and experience and how you have managed and transformed teams or departments in the past.

Qualifications or accreditation's like RICS, MCIOB, MBIFM etc will enhance your application although not an essential requirement if you have the relevant work experience.
This is a senior level role where you will have a large team reporting to you, so it is essential that you have worked as a head of or senior manager in this type of environment otherwise your application with not be considered.
