Your new company

Your new company is based in South West London and is responsible for major regeneration projects for residential blocks across a single London Borough. The department you will be working in consists of an experienced team of 5 project managers and additional support staff.

The department is expanding to provide the necessary staff resources to implement an effective maintenance programme which will consist of window replacements, roof repairs, external decorations, cladding replacements and more, with individual projects ranging from £100K - £2m.

The office is a 5 minute walk from Wandsworth Town station with great transport links to Surrey and Central London.

Your new role

As a project building surveyor for the organisation, you will be predominantly be responsible for managing planned & cyclical maintenance projects on housing stock, and where projects are outsourced, managing external consultants from tender to final handover.

Where projects are outsourced your role will involve preparing technical briefs, designs and programmes, forecasting cashflows, ensuring effective communication between all parties throughout.

You will take instructions from the Senior Technical Manager, allocating projects to approve consultants when required. You will be responsible for the management of contracts, providing financial control to ensure value for money throughout projects, assessing work on completion and recommending agreements of final accounts to the Head of Service.

You will ensure detailed tender documentation is produced and prepared for leaseholder consultation, calculating service charges for major works.

You will obtain statutory approvals prior to project commencement ensuring effective H&S plans have been approved, prior to handover to contractors.

Where directly managing capital projects you will be required to carry out building surveys, producing specifications and estimates based on your findings, obtaining approval on works from relevant authorities.

You will carry out site visits, supervising contractors' work and ensuring standards are maintained. You will be responsible for producing interim valuations and final accounts on completion, producing lists of defects, approving and issuing certificates once works are completed to required standards.

You will prepare party wall notices when required, following correct policies and procedures.

You will provide a high level of communication with consultants, contractors, leaseholders and residents, responding professionally to queries and complaints, ensuring strong customer service to tenants.


What you'll need to succeed

In order to succeed in this role you will require strong technical knowledge of housing legislation and H&S applicable to Major Works projects, and a high standard of report writing.

Previous experience as a project manager or contract administrator on Major Projects, including managing external consultants and working with multi-disciplinary teams will be essential for this role.

Strong specification writing and contract management experience from inception completion is required for the role, and high levels of communication will be required as you will deal with the general public face to face, and present plans for improvements to tenants and leaseholders.

You will need to be familiar with MS Office packages (Word, Excel, Outlook) as these will be used regularly on a day to day basis.

You will need to be able to work independently and manage your own workload effectively, working to strict deadlines in an environment that can be highly pressurised at times.

You will need a qualification at a degree or diploma level in Building Surveying or equivalent.


What you'll get in return

In return for your work you will receive an annual salary of £47-50K per annum with a benefits package and an attractive pension circa. 7%

You will receive 25 days paid leave per annum, and 8 bank holidays in addition.

Your contractual working week will be 36 hours, from 9am - 5pm however you may be required at times to attend evening meetings
