Your new company is an independent chartered surveying consultancy based in South West London with a strong and well established reputation across West London & Surrey.

The company is lead by a commercial minded and ambitious Chartered Building Surveyor, who manages the business, along with several departments consisting of residential and commercial property managers, block managers, valuers, building consultants, and agency surveyors.

The company have a consistently high customer demand across their block management department and currently manage over 1500 properties across 150 blocks in the local area.

They are therefore looking for a residential block manager to join the team to assist with this important

Your new role

In your new role you will be working as part of a dedicated block management team, reporting into the Head of Block Management.

As the job title suggests, you'll be responsible for managing a portfolio of residential blocks. These will be located across Surrey, South West London & Middlesex, and will be no further than an hour's drive from the Kingston based office.

You will act as the key point of contact between tenants and landlords, ensuring due process and compliance procedures are followed in relation to the Landlord & Tenant act, notably, section 20 consultations.

You will carry out property inspections to assess conditions and ensure appropriate upkeep. You will liaise with contractors, instructing them on repairs and maintenance and ensuring completion of works within budget & timescale.

As a key point of contact you will be responsible for handling leaseholder enquiries, complaints and requests, responding and taking action in a professional and appropriate manner.

You will arrange and attend client board meetings, AGMs and Director's meeting as and when required.

Another aspect of your role will be to produce and manage annual service charge budgets, as well as planned work budgets based on previous years' costs.

You will also be responsible for arranging regular risk assessments for each property to ensure occupier safety, documenting required works and recording successful completion.


What you'll need to succeed

In order to succeed in this role you will require a minimum of 2 years' experience in residential management, either in block or AST related roles.

You will be highly organised and able to manage your own time. You will be an excellent communicator through written and verbal channels, as it is crucial for you to maintain strong lines of communication with both landlord & tenant.

You will need to be a detail oriented, customer service driven individual who pushes to exceed expectations.

You will need to be based locally to Kingston Upon Thames, ideally within a 30 minute commute, and you will need a fully valid UK driver's license and access to a vehicle.


What you'll get in return

In return for your commitment to the business you will receive a competitive salary from £30-35K per annum which will be reviewed on an annual basis, and could be subject to an increase on completion of your 6 month probation period.

You will be automatically enrolled on a company pension with a 5% employee and 4% employer contribution, however you may opt out of this if preferred. You will have your business mileage covered at 45p per mile up to 10,000 miles a year.
