Senior Building Surveyor job in Warrington offering up to £50,000 + excellent package

Your new company
You will be joining one of the largest Asset Management service providers in the UK to the PPP / PFI infrastructure market, The client aims to protect and enhance the value of its investor's assets, which currently stand at £3bn. Services they offer including building surveying, project management, asset management, FM management, health and safety, life cycle management etc. Sectors they work across include education, health, accommodation, leisure, government, emergency services etc.

Your new role
You will report to the Projects Director responsible for leading commissions with other senior staff and as part of a team. Duties include:

  • Prepare and support arising quotations and tenders.
  • Determining the condition of existing buildings, identifying and analysing defects, including proposals for repair and associated costs, including life cycle fund projections.
  • Advising on the management and supervision of maintenance of buildings.

Potential Duties.

  • Preparing scheme designs, costings, project programmes and specification of works
  • Project management ensuring projects are completed on budget / programme.
  • Preparing tender documents, appointing contractors, designers and procurement routes
  • Dealing with planning applications, advising on property legislation and building regulations
  • Assessing and designing buildings to meet the needs of people with disabilities
  • Instructing on construction design and management regulations
  • Negotiating dilapidations, when there is a legal liability for a property's state of disrepair.
  • Preparing insurance assessments and claims, reinstatement valuations
  • Lender's independent monitoring surveyor (or bank monitor) on traditional real estate.
  • Support and delivery of other PFI/PPP related consultancy services



What you'll need to succeed
You will be a MCIOB or MRICS Building Surveyor minimum 3 year post qualification experience

  • Essential skills relate to leading condition surveys, maintenance, dilapidations, specification and contract administration. Working on commercial and public sector property assets.
  • Good report writing and Microsoft Excel skills. Experience of AutoCAD preferred.
  • Ideally experience in PFI/PPP related consultancy.

Salary up to £50,000 depending on experience. 37.5 hours a week, 25 days, 27 after 2 years' service, 30 after 5 years' service. Up to 20% discretionary/non-contractual scheme bonus. 7.5% company pension contribution, 4x life cover, health / income insurance, private medical insurance.
