Deputy Head of Maintenance - Education Sector


Reporting to the Head of Maintenance this post will manage staff, external contractors and consultants in order to ensure that all building and engineering assets are maintained and compliant to legislative requirements.
HND or Degree in approved equivalent in Building surveying or Building Services Engineering or related discipline


Package / Salary

* Starting salary would be £38,460 with yearly increments to £48,677.
* Annual leave is 23 days. (After five years' service you are awarded 5 extra days i.e. 28 days)

Management

* Deputise for the Head of Maintenance as required.
* Assist Head of Maintenance in developing maintenance strategies.
* Liaise with the Director of Estates and Deputy Director of Estates as required.


Managing Maintenance Staff , Contractors and External Consultants

* Managing through 9 direct reportees 24 Building, Engineering and Logistics staff ensuring their effective employment all in line with policies and procedures.
* Assist the Head of Maintenance in formulating Building and Engineering maintenance programs and ensure these are implemented, monitored and objectives met. Report any exceptions.
* Organising and implementing through subordinate supervisors economic and effective work methods in line with the maintenance departments Service Plan.
* Ensure that all works undertaken by all direct staff is carried out in accordance with the current health & safety requirements and agreed Estates local rules.
* Produce specifications, drawings, produce contract documents, obtain statutory approvals, quotations/tenders as necessary. Agree programmes for the works, initiate orders to proceed and project manage the works.
* Manage and implement backlog projects, predictive or planned preventative service contracts, reactive/repair contracts in both the academic and residential estate and for third parties as necessary.
* Provide managerial and technical advice to the team, mentoring and coaching them as appropriate.
* Advise the Head of Maintenance on the training requirements for all subordinates ensuring that staff deployed can safely, effectively and efficiently carry out their duties.
Undertake liaison with all other faculties, directorates and key stakeholders.


Managing Building and Engineering Assets

* Ensure that the Building Management System (BMS) functions efficiently and effectively.
* Initiate annual asset record, asset condition and compliance surveys ensuring their findings are recorded in the appropriate schedules. Report to the Head of Maintenance trends, variations and actions required.
* Assist in the annual update of the 10 year Forward Maintenance and Backlog Register. Help prepare backlog maintenance budget bids.


Managing Budgetary expenditure:

* Manage and control allocated budgets, whether directly or through subordinates, reporting to the Head of Maintenance monthly trends, variations and actions required.
