Location: Covering a large geographical area of the South East and will be expected to be office based c. 2 days per week.

Salary/Package: c. £45,000 Neg. + Car + Generous Benefits

Reports to
The job holder reports to the Property Director.

Job Overview
To deliver a consistent approach to management of planned and reactive maintenance.
Assist the Property Director with non-major property related projects to the Organisation's agreed specification whilst ensuring an efficient working environment, minimal costs, excellent due diligence and accurate accounting.
In fulfilling the duties set out below - The job holder will be required to utilise their initiative, competence and prioritise workload adhering to the principles and procedures of the Company's Management Systems.

The rules of conduct outlined in our client's management systems and the guidelines for responsible corporate management in addition to the code of conduct are outlined below.

Main Duties & Responsibilities
Determine planned and reactive maintenance contracts.

Authorising the payment of invoices to the pre-agreed limit.

Determines repairs as well as other work to be carried out on the buildings and the external areas, within their area of responsibility, up to the limit determined.

Consulting Duties
Participate in the Property Manager Meetings as required to share best practice and achieve business consistency.

Update the Property Director on the status of any maintenance and non-major property projects as appropriate.

Liaising with the maintenance partners and professional teams whenever needed.

Liaise with internal and external auditors and external bodies as and when required.

Liaising with Area Management regarding areas of the Property Manager's responsibility as appropriate.

Recommend the purchase of assets of the budget determined to the Property Director.

The Main Duties & Responsibilities of the Job Holder will involve:-

Implementing the Organisation's national strategy for maintenance as determined by the Company's Property Committee which is dealt with by region.

Ensure consistency in delivery of reactive and planned maintenance.

Ensure all aspects of property project implementation are checked and meet with the organisation's specifications and UK design standards - ensuring they are compliant with the relevant Building Regs.

Obtain all required licences when necessary for future sites and non-major property projects. Monitor construction progress and optimise the approval processes and procedures.

Provide guidance and training to Area Managers in relation to areas of the Property Manager's responsibility whenever necessary.

Provides assistance to the Environment & Corporate Responsibility Energy Team regarding property related matters i.e. energy management.

Ensure timely completion of selected handover dates to the Operations Department.

Maintains files and ensures that documentation if kept up-to-date.

File, archive and respond to other requests made by the Property Director.

Ensure all identified building defects are attended to within the correct timescales and the agreed defect liability period.

Assisting the Property Director and checks the structural condition of property owned by the company on an ongoing basis.

Ensure that all controls, policies, procedures / guidelines (i.e. employee handbook, food safety, due diligence, handling payments, National & Departmental Handbooks etc.) are adhered to.

Take responsibility for ensuring compliant with all Health & Safety measures in their jurisdiction.

Manage the relevant expenditure of the property and equipment budget for the Region.

Works in accordance with the Organisation's code of conduct.
