You will be joining one of the leading property asset management and block management companies in the region who are looking to expand the team with a Senior Property Manager in Manchester. They provide a comprehensive range of core services for residential, mixed use and commercial buildings. They have a focused approach because of the emphasis placed on understanding their clients which very from resident, developer or freeholder. They offer a variety of services including Building surveying, block property management and asset management with a team of 34 based in the Manchester office.
Your new role
You will deliver a responsive, efficient, high quality and customer focused block management service, to ensure communal facilities and services provided in properties are reliable, safe, of good quality and offer value for money. You will be responsible for property inspections, understanding all service charges provided to the estates. Ensure all properties in the portfolio (where applicable) are properly insured and where necessary assist with claim handling, renewals and enquires regarding the policy. Provide excellent customer service to residents, promoting ways to get involved. Maintain the necessary written/electronic records and systems to ensure accurate and complete records, including those related to communal inspections, health and safety checks. Oversee cleaning and ground staff where applicable with full HR support. You will be responsible for managing a team of more junior property managers ensuring work is delivered appropriately.
What you'll need to succeed
You will ideally have experience in block management. Experience of complex residential facilities management or similar experience of inspecting and assessing quality defined criteria and implementing solutions. Excellent knowledge of property management, service charges, health and safety, personal safety. Able to demonstrate experience of delivering customer focused services in a demanding environment. Ideally be AIRPM qualified or working towards. Experience of managing others.
