Assets and Operations Manager - Residential Development - Oman
Our client, a leading developer based in Oman, are currently looking to hire a Assets and Operations Manager to define and implement an operating strategy with regards to preoperational requirements, post operations management and maximum optimization of all assets, operations and facilities aspects of the project that will generate revenue. You will working on a 450 unit residential development currently moving from construction to operational phase.
The role will cover a wide range of operational responsibilities, including the following;
Develop and implement site assets, operations and facility strategies that support the vision, mission and long-term objectives of the project
Create and maintain effective relationships with investors and service operators to establish ventures and partnerships and liaise with hotel operators on issues related to assets, operations and facility management
Act as the focal point between the various divisions and effectively deal with project issues related to development operation
Negotiate elements in contracts relating to asset management and evaluate technical and financial proposals submitted by third parties in order to advise on the most efficient ways of cutting costs and generating revenue
Review design guidelines and systems selection from an asset & operations perspective and advise on whether these meet operational requirements
Review the assets & operations aspects during the procurement process and guide and direct the procurement of the required materials throughout the operational phase
In coordination with relevant parties, generate and update a service charge plan for the project's different components and ensure timely service charge collection from tenants and owners
Manage the service charge cost and revenue model and provide strategic and financial advice to the senior management team
Create a scope of work for each facility service and develop organizational structures, job code manuals with technical descriptions
Meeting with authorities to set water & electrical metering and operations and maintenance contractual strategies along with tariffs.
Develop RFP's, SOP's and milestone schedules to obtain operators' proposals
Work with Legal Division and Marketing/Sales Division on preparing and compiling the residential sales contract with the required collateral's
Manage and handle all governmental permits and licensing, related to asset & operations management
Develop retail and office tenant handbooks & standards and participate in the legal framework with all aspects related to assets & operations management
